The following is a step-by-step process for our design services:
PRELIMINARY
- Select a site. We need to design your home to a specific site. (See Phase 1 for site information that will be needed later.)
- Fill out our Custom Residential Program below and send it to us. You may fill out some of the details at a later date, but you must identify all the rooms or spaces, and their approximate sizes at this time. There is no cost obligation to filling out a program.
- We email you a proposal for our schematic design services. Our proposal will be broken down into 2 phases and will include our fee for each phase, a list of services, and a tentative schedule.
PHASE 1
- If you decide to proceed, you will need to send us the following items:
- The fee for Phase 1.
- A survey of your site.
- Any additional details to the program.
- Zoning ordinances, and/or subdivision restrictions; including building setbacks, building height limitations, and lot coverage restrictions.
- Any additional information that you feel will help us understand what your dream home should be like. Feel free to send us photos or clippings that may convey your tastes and preferences. Please do not send us floor plans. We will not copy existing designs.
- Telephone interview. Allow 30 minutes to an hour to review the program and discuss your new home.
- (Optional) Architect site visit. As an added service we can visit the site and meet with you in person.
- We work with you and the information that you have given us to develop floor plans and elevations of your home. We will then send you pdf files of preliminary drawings for your review and comment.
- We will make modifications to the drawings based on your comments and send the revised drawings back to you. (Included are 2 review drafts before the Phase 1 schematic design is complete.)
- We will send you the Phase 1, Schematic Design Package.
PHASE 2
- If you decide to proceed on to the second phase, send us the fees to Phase 2.
- We will work with the information that you have given us, and the design in Phase 1, to prepare interior elevations of all the walls that contain cabinetry or special features. We will then send you pdf files of the drawings for your review and comment.
- We will make modifications to the drawings based on your comments and send the revised drawings back to you. (Included are 2 review drafts of the interior elevations before the Phase 2 interior elevations are complete.)
- We will prepare a schematic building section and a roof plan to better understand the massing of your home.
- We will send you the Phase 2, Schematic Design Package.
